Often, there may be a tax deferred 1031 Exchange component to selling investment properties and lots and land.  Mary and Peter have a great deal of experience regarding tax deferred 1031 Exchanges and Advanced Strategies for completing exchanges in a tight market.  The most recent and very important real estate law change is the passing of the California Senate Bill 9 (SB 9) in January 2022.  SB 9 opens the door to Owner Occupied lot splits and the construction of  additional badly needed housing in an historically low inventory market.  In January 2020, Ca. also passed the new ADU Law, thus allowing an easier pathway for ADU approval for owner occupied and non-owner occupied properties.  

Now more than ever before, we have the largest population of families who need a home.  Unfortunately, our inventory is the lowest it’s ever been...  The demand for homes has pushed real estate values to the highest they have ever been and builders are paying top dollar accordingly.
